New Paya Lebar Condo @ Katong Fringe ready for sale

The Park Place Residences at Paya Lebar Quarter (PLQ), a 429-unit development which will be the third condo project to hit the market this year after The Clement Canopy in Clementi and Grandeur Park Residences in Tanah Merah, will open for a preview tomorrow.

The $3.2 billion PLQ – being jointly developed by Lendlease and Abu Dhabi Investment Authority – will feature a mall, three office towers and three residential blocks. Developer Lendlease yesterday said it is confident there will be a good take-up for the 99-year leasehold Paya Lebar project.

Lendlease plans to sell 171 apartments, or 40 per cent of the total units at Park Place Residences, as part of its first release. Park Place Residences will have 117 one-bedroom units, between 480 sq ft and 580 sq ft in size, with prices starting at $780,000. Meanwhile, the price for 234 two-bedroom apartments, between 650 sq ft and 900 sq ft, will start from $1 million. The remaining 78 three-bedroom units, between 1,080 sq ft and 1,350 sq ft, will be priced from $1.6 million.

The prices should work out to an average of about $1,560 psf to $1,610 psf. This would make Park Place Residences the priciest condo project out this year. Average prices at both The Clement Canopy and Grandeur Park Residences are below $1,400 psf. Park Place Residences will be launched for sale on March 25.

Siglap GLS site attracted keen interest

A 207,847 sq ft site in Siglap Road could yield an estimated 750 residential units, and is the largest site on the confirmed list of the Government Land Sales programme for this half-year. It is set to attract strong interest from developers.

This project on the land parcel would also offer unblocked sea views. This land is between Victoria School and the East Coast Parkway. The last time a GLS condo site along East Coast Park stretch was nearly 20 years ago, which is the current site of Costa Del Sol, built by Cheung Kong Holdings.

The site is about 3km from the nearest MRT station at Bedok. The nearer Siglap MRT station is expected to be operational only in 2023.

The latest addition to Singapore’s rail network is a 13km, nine-station line tracing the east coast shoreline.

Transport Minister Lui Tuck Yew announced this during a visit to the Marina South Pier Station, which is an extension of the North-south Line that is expected to open later this year. Mr Lui said the new line – originally called the Eastern Region Line – is scheduled for completion by 2024, and expected to cost $6.8 billion.

The line is an extension of the Thomson Line and will head east through areas such as Tanjong Rhu, Marine Parade and Siglap and terminate at the world’s first four-in-one depot in Bedok South.

The project will however involve 24,136.4 sq m of land being acquired. Six houses along Amber Road and a three-storey walk-up apartment block at 443-447 Tanjong Katong Road will be fully acquired.

Eight partial lots will also be acquired. This includes part of the land that condominium Laguna Park along Marine Parade Road sits and part of the land that St Patrick’s School sits on.

Other partial lots being acquired are along Tanjung Rhu Road, Meyer Road, East Coast Road and Changi South Street 2 and 3.

The bulk of the acquisition, however, will come from Laguna Golf & Country Club which will have to give up 17,656 sq m.
